Some people think finding the right home at the right price is all luck. After 24 years in Central Ohio real estate, we can tell you — it's not luck, it's strategy. But this St. Patrick's Day, we'll admit the timing isn't bad.

If you've been watching the Central Ohio housing market and waiting for a sign, consider this your four-leaf clover.

The Market Is Giving Buyers a Moment

For the first time in a few years, buyers in Central Ohio have a little room to breathe. Inventory is up roughly 20% year-over-year across the region, days on market have stretched slightly, and sale-to-list ratios are hovering right around 99% — meaning homes are still selling near asking price, but the frantic waiving-every-contingency energy of 2021 has faded. That's not a market in trouble. That's a market finding its footing, and for prepared buyers, it's a genuine window.

The luck isn't in the market conditions. The luck is in being ready when the window opens.

Where the Gold Is — By Zip Code

Not every pot at the end of the rainbow looks the same in Central Ohio, so here's where the opportunity sits right now depending on what you're after.

Plain City's 43064 zip code continues to be one of the region's best value plays, with resale homes in the $340,000–$500,000 range seeing strong demand and new construction in Darby Station pushing into the $480,000–$679,000 territory. Jonathan Alder and Fairbanks school districts keep buyer interest high and equity moving in the right direction.

Northwest Hilliard — particularly the Grandon Drive pocket — offers the rare combination of Hilliard City Schools and Columbus tax rates, which translates to lower monthly carry costs without sacrificing school quality. With median prices in the $397,000–$415,000 range and closed sales up significantly year-over-year, this area is moving.

Dublin and Powell remain the gold standard for families seeking top-rated schools, walkable amenities, and long-term appreciation. New Albany continues to attract executive buyers and relocators, with luxury inventory that holds its value even when broader markets soften.

The Luckiest Move You Can Make in 2026

Here's the thing about luck in real estate — it tends to show up for people who are prepared. The buyers who win in a competitive spring market are the ones who got pre-approved in February, who knew their target neighborhoods before the listings hit, and who had a team behind them ready to move.

The sellers who walk away with the strongest offers are the ones who priced correctly from day one, presented their homes well, and listed before the spring rush peaked rather than chasing it.

Twenty-four years and 2,500 clients have taught us one thing consistently: the luckiest buyers and sellers we've ever worked with were just the most prepared ones. This St. Patrick's Day, skip the lottery ticket and call your real estate team instead. The odds are considerably better.
